How Real Estate Commissions Work

Commissions vary based on the type of transaction and your role. Here's a clear breakdown of what to expect.

Listing Agent

When Douglas represents you as the Seller

Selling a Property

4 – 6% total commission
Buyer's Agent2 – 3%
Listing Agent (Douglas)1 – 3%

Commission is negotiable and paid at closing from sale proceeds.

Leasing a Property

90% of one month's rent
Buyer's Agent25 – 35%
Listing Agent (Douglas)35 – 55%

Split between cooperating agents based on negotiated terms.

Per NAR settlement rules, buyer representation agreements are required. Terms are negotiated upfront.

Tenant Cash Rebate Available

Agent will split 50/50 with their Client/Tenant of the net earnings. Cash rebates apply to only those properties paying > 50% of one month's rent.

Consulting & Property Management

Consulting

$150 / hr

Hourly consulting for buyers, sellers, investors, or anyone needing expert real estate guidance without a full transaction.

Property Management

9% of monthly rent

Full-service property management including tenant placement, rent collection, maintenance coordination, and reporting.

+ $250 annual administration fee
